Corridor Notes · Issue 02
Metro reaches Poonamallee, a new Sriperumbudur park, and rain at Ennore
The Poonamallee–Vadapalani metro is open, a 4.5 lakh sq ft logistics park is planned at Sriperumbudur, and heavy rain at Ennore puts water back on the land checklist.

The western corridor got its first metro link this week. On 11 October the Poonamallee–Vadapalani stretch of metro Phase 2 opened, and a township developer announced a logistics park at Sriperumbudur. In the north, heavy rain fell on Ennore. It was a quiet fortnight for policy, so this issue also follows up items from issue 1.

Western corridor
The metro is running. The 14.64 km elevated stretch from Poonamallee Bypass to Vadapalani has 11 stations and cost about ₹4,900 crore (Indian Infrastructure). Services began at 4 pm on opening day. In those first five hours, 25,474 passengers used it. Trains run every ten minutes at peak and every 15 minutes off-peak. One station between Porur and Vadapalani is not yet open. Fully driverless running is planned for mid-2027.
For the corridor, this matters at the edge, not the centre. Poonamallee is where the Bengaluru highway leaves the city for Sriperumbudur. A worker or manager living along the Porur–Vadapalani belt now has a fixed-time ride to that edge. The onward trip to the factories is still by road. The metro does not reach Sriperumbudur, and no extension to it has been approved.
A township developer turns to warehousing. On 14 October Sameera Group, known for plotted layouts, announced its first industrial and logistics park: 4.5 lakh sq ft on the Chennai–Bengaluru highway at Sriperumbudur, for ₹150 crore. The company says building plan approvals are in place and it expects the park to be operational in 12 to 15 months. It is aimed at light manufacturing, e-commerce and third-party logistics. This is a company announcement. We have not seen independent reporting on the site.
The move fits the demand data. Cushman & Wakefield's Chennai MarketBeat records 2.3 million sq ft of warehouse leasing and a record 3.8 million sq ft of industrial leasing in the first half of 2026. When developers who usually sell plots start building sheds, it says something about where they see steady occupier demand.
Warehousing supply
Logistics parks announced in the two corridors since September
| Red Hills (Sumadhura) | 1.2 million sq ft |
|---|---|
| Sriperumbudur (Sameera) | 0.45 million sq ft |
Northern corridor
Rain, and what it shows. Ennore Port recorded 222.5 mm of rain in 24 hours, and Ennore, Tiruvottiyur and Manali reported significant water-logging (Deccan Chronicle). The IMD has warned of very heavy rain in isolated places from 19 to 21 October, easing from 22 October. For anyone looking at land in the north, the next fortnight is the most useful site visit of the year. Low ground, blocked drains and tank margins show themselves now, not in May.
Water for the north. The state has announced a 400 MLD desalination plant at Minjur, estimated at ₹4,800 crore, to serve north Chennai, Avadi, Ponneri and Minjur. It is an announcement, with no approval stage or timeline reported yet. Reliable water supply is one of the slower but more real constraints on housing in Ponneri and Minjur, so it is worth following.
Warehousing is reaching Red Hills. In September, Sumadhura announced a 1.2 million sq ft logistics park on 52 acres at Red Hills, along the Peripheral Ring Road, for about ₹400 crore. No timeline was given. Together with the Sriperumbudur park, it suggests developers see both corridors as warehousing markets, not only the west.
The ring road and the tanks. The northern ring road is meeting water questions of its own. After objections from the Water Resources Department, the road is to cross the Kannigaiper tank in Tiruvallur district on a bridge rather than an embankment. On 10 October the National Green Tribunal was reported to have directed that the works must not obstruct water flow (Verified.RealEstate tracker, citing The New Indian Express and The Times of India). We have not seen the order itself. Neither item reports a halt to construction.
Infrastructure and policy
- Airport: no news. We found no update on the Airports Authority of India study of the two shortlisted sites, including Manellore near Gummidipoondi, since issue 1. We will report it when there is one.
- Expressway: a re-tender, not a date. NHAI has called fresh bids worth ₹633.12 crore for the stalled 25.5 km Arakkonam–Kancheepuram package, which was 53% complete when the contractor left in May 2025 (Swarajya). The new contractor would have 18 months. Full opening in Tamil Nadu still looks like 2027 at the earliest.
- Industrial policy: still awaited. In August the Industries Minister told the Assembly that a new industrial policy would be unveiled, with a focus on anchor industries, dry ports and multimodal logistics parks, semiconductors and shipbuilding (News Today). No date has been given. Its land terms will matter for SIPCOT parks in both corridors.
- Guideline values and stamp duty. We found no official change this fortnight.

What it means
- For landowners in the west, two signals point the same way. Occupier demand for sheds is strong enough to pull in new developers, and the metro now ends at Poonamallee. Land that suits warehousing, with highway access and clear title, is in a stronger position than land waiting on a future announcement.
- For plot buyers, the metro improves the commute to the corridor's edge, not to Sriperumbudur or Oragadam. Approved layouts near working employment hubs still carry less uncertainty than those sold on future transit. That is the thinking behind our residential developments.
- For the north, visit during the rain. Check the tank and channel maps for the survey number, and the ring road alignment, before you commit. Water supply and the ring road are real but slow, and the airport is still only a study.
- For industrial occupiers, more grade-A supply is coming on both sides of the city. Sameera expects its park in 12 to 15 months; Sumadhura gave no timeline. Until either is complete, existing parks along the Sriperumbudur–Oragadam axis remain the main options.
Next week: the Q3 industrial and warehousing figures, if the consultants publish them, and the state's response to the rain in the north.
