After Parandur, Chennai's airport search turns north

Parandur is off the table and Gummidipoondi is on the airport shortlist. Industrial leasing hits a record, and metro Phase 2 reaches Poonamallee.

The biggest change in Chennai's land map this season did not come from a factory or a road. It came from the Assembly floor. On 24 August the Chief Minister cancelled the Parandur greenfield airport, a ₹27,000 crore project planned over 5,369 acres west of the city. Two weeks later, the state put a site near Gummidipoondi on the shortlist for Chennai's second airport. This first issue of Corridor Notes looks at what has moved, and what has not, in the western and northern corridors.

Western corridor

The airport story has gone. For several years, part of the price talk around Parandur, Walajabad and western Sriperumbudur rested on the airport. That premise has been removed. What happens to the land already acquired for it is still undecided. Reports differ on how much has been acquired, and the state has not said how it will be used (Aviation A2Z).

The industrial story has not. The state is still assembling industrial land in the same belt. A notification dated 1 September acquires about 8.4 hectares at Madhuramangalam in Sriperumbudur taluk for a SIPCOT semiconductor and electronics park, reported at ₹175 crore (News Today). On 14 September, during the Chief Minister's London visit, Tamil Nadu signed investment commitments worth ₹12,300 crore, about ₹11,000 crore of it from Samvardhana Motherson (DT Next). These are memoranda, and no factory sites have been named. Auto-component investment has historically settled around Oragadam and Sriperumbudur, but that is a pattern, not a promise.

Demand on the ground is strong. Cushman & Wakefield reports 6.1 million sq ft of industrial and logistics leasing in Chennai in the first half of 2026, up 39% on a year earlier. Industrial leasing alone reached 3.8 million sq ft, the highest ever recorded for any half-year. Warehousing added 2.3 million sq ft. Most of that manufacturing demand sits along the Sriperumbudur–Oragadam axis.

Northern corridor

An airport question, not an airport. On 6 September the state shortlisted Manellore near Gummidipoondi, about 60 km north of the city, and Cheyyur in Chengalpattu district as candidate sites. It has asked the Airports Authority of India to study both. No site has been chosen, and an airport would be years away even after a decision. We would not price it into land in Gummidipoondi, Ponneri or Sholavaram yet. It is still worth watching closely.

The port is the steadier anchor. Kamarajar Port at Ennore is preparing a share sale of about ₹1,200 crore (The Week). A listing brings more public scrutiny of the port's growth plans, and port-linked warehousing is what has historically driven land demand around Ponneri and Minjur.

Roads are catching up. Land acquisition for the next phase of the Chennai Peripheral Ring Road has begun, and the northern sections are meant to link Ennore and Kattupalli to the national highways (Deccan Chronicle). For Redhills, Sholavaram and Ponneri, better ring-road access matters more in practice than any announcement.

Infrastructure and policy

  • Metro reaches the western gateway. The Poonamallee–Vadapalani stretch of metro Phase 2, 14.6 km via Porur, is due to be inaugurated on 11 October. It is the first Phase 2 link to Poonamallee, the city's door to the Sriperumbudur corridor.
  • The expressway slips to 2027. About 80 of the 106 km in Tamil Nadu is complete, but a stalled package near Arakkonam pushes the full opening into 2027 (ThePrint).
  • More time to regularise old layouts. The deadline to regularise unapproved layouts formed on or before 20 October 2016 has been extended to 30 June 2027 (verified.realestate). Buyers should still check approval status, layout by layout.
  • The Third Master Plan waits. The Chennai Metropolitan Area's Third Master Plan is expected to be delayed by at least a year (Deccan Chronicle). Zoning on the city's fringe stays as it is for now.

Housing, in two readings

The two big consultants disagree on Chennai housing this quarter. Knight Frank counts 13,871 homes sold from January to September, up 2%, at an average of ₹7,715 per sq ft (News Today). Anarock reports Chennai's July–September sales down 10% on a year earlier (Storyboard18). Both can be true, because they measure different things. We found no credible recent figures for plotted developments or for the northern suburbs, and we will not guess.

What it means

Aerial view of a plotted residential layout with laid roads
Approved, laid-out plots near working employment hubs carry less uncertainty than land bought on an announcement. Illustrative photograph.
  • For landowners in the west, the case for industrial and warehousing land rests on occupiers, not on an airport. Record leasing and continued SIPCOT acquisition are the signals to follow.
  • For plot buyers, approved and RERA-registered layouts near working employment hubs, such as the Oragadam cluster, carry less uncertainty than land bought on the strength of an announcement. That is the thinking behind our own residential work near Oragadam.
  • For the north, the port, the ring road and a possible airport study are reasons to look closely at Gummidipoondi, Ponneri and Sholavaram, but with patience. Infrastructure here is real but slow.

Next week: what the Parandur decision means for land already aggregated around Walajabad, and any word on the airport study.
